The stages through which the project goes are as follows:

1. Feasibility study
The process begins with an analysis of the terrain, including its location, orientation, views and other characteristics. Attention is paid to the requirements set by the local administration and the design visa.

2. Conceptual design
A conceptual architectural design is created that meets the requirements of the design visa and the client's wishes. At this stage, the external appearance of the building, the choice of materials and proposals for engineering systems are visualized.

3. Technical project
After approval of the conceptual design, the details of the individual specialties (construction, plumbing, HVAC, etc.) are developed. This phase involves coordination between the different disciplines, which may require slight changes to the design to achieve optimal living conditions.

4. Building permit
After submitting the project to the administration, the remarks made are corrected if necessary. After the project receives approval, a building permit is issued.

5. Author supervision
During construction, construction supervision is carried out to ensure the accurate execution of the project. Regular visits to the construction site are key to resolving any issues that arise and ensuring quality construction.

Important documents for starting design

The final investment project is based on several key documents, without which a building permit cannot be issued:

  • Design visa – Issued by the relevant municipality or region based on the notarial deed of ownership.

  • Preliminary contract with the electricity distribution company

  • Connection opinion and initial data from the water and sewerage company

  • Design brief – Contains a description of the rooms in the planned home, their dimensions, preferred heating and cooling systems, orientation, views, and other specific requirements.
